The project was designed as a build‑to‑suit facility for Triad Therapeutics, a San Diego–based biotech company whose drug‑discovery platform centers on Nuclear Magnetic Resonance (NMR) technology. Triad developed its NMR‑driven approach to create therapeutics that more precisely lock onto disease targets.

Triad’s facility includes corporate offices and a suite of process laboratories, notably the Vivarium and the specialized NMR laboratory. The lab program incorporates a bulk‑prep wet lab, washroom, raw‑materials storage, consumables room, cold‑process and dry‑room packaging areas, and lyophilization equipment.

The building shell and infrastructure were engineered to support Triad’s extensive utility requirements, ranging from house vacuum systems, biosafety cabinets, and fume hoods to DI water, natural gas, compressed air, CO2, nitrogen, helium, and argon process gases.

Project completed by Tim Schulze while at Pacific Cornerstone Architects. Tim served as Principal-in-Charge.
